HG Hill unveils Hill Center Sylvan Heights


I know this may be old news to some, but it's been a busy busy start to the fall season for yours truly. All that aside, this is major news for Nashville's latest "hot avenue". Last year, I wrote about the possibility of something big happening at this site, and HG Hill has taken the first steps in making that a reality.

A few weeks ago, HG Hill developers, including CEO Jimmy Granbury, met with the community to unveil their plans for the 7+ acre site that sits on the south side of Charlotte in between the railroad crossing and 40th Avenue N. I was unable to attend the meeting, but Sylvan Park blogger Erin Holt was in attendance and was gracious enough to write about the details on the blog. The planned development will include:

  • 14 single family homes (number of bedrooms yet to be decided)
  • 13 town homes (these will be two stories and face 40th)
  • There will be on street parking, as well as garage access for these homes
  • 260 apartments (mix of bedrooms)
  • More than 500 parking spaces
  • This includes a four-story above ground parking structure, with 383 spaces
  • This also includes parking directly behind the retail area
  • 15,000 square feet of mixed-use retail space along Charlotte
  • A 4,000 square foot space, with proposed outdoor dining along Charlotte
  • An 11,000 square foot space with nine apartments upstairs (H.G. Hill said this would be similar to the apartments in Hillsboro Village above the shops by Pancake Pantry
HG Hill still has to jump through all the Metro Council hoops before they can break ground. But assuming all things go smoothly, HG Hill says that they could begin construction next summer with an estimated completion date sometime in 2016. This is a major development for Charlotte Avenue.
