Just a few tidbits to report on as Charlotte Avenue continues to gain more attention.

New Business

Planet Fitness is in fact taking over the former McKay's Used CDs and Books location across from Krogers on Charlotte Avenue. I have seen no reports of an opening date, but I would assume they'll have their doors open in time for all the folks setting new year's resolutions.

Speedy Cash I think everyone knows where I stand on these predatory establishments...I was hoping that the new building was going to be something a little more reputable than another quick cash place, but sign went up recently confirming. This building is located east of the Kroger on Charlotte in a newly rehabbed building.

Ascend Federal Credit Union is constructing a brand new facility at 1901 Charlotte Avenue. The permit states that the location will have drive thru teller service. No mention of an estimated open date.

Re*store Neighborhood Spa had a soft opening this weekend. A quaint spa offering massage, nail and aesthetic services in a peaceful and relaxing setting. Stay tuned for an upcoming post featuring an interview with the owner of Re*store.

HG Hill Purchases Former MNPD West Precinct

In an NBJ article published yesterday, Nevin Batiwalla reports that HG Hill has purchased the vacant police west precinct property that sits in HG Hill park in front of the Nashville West shopping center. Early plans call for a business park to go into the space. The report also states that the replica of the James Robertson cabin will remain as well as the small park space.

HG Hill unveils Hill Center Sylvan Heights

I know this may be old news to some, but it's been a busy busy start to the fall season for yours truly. All that aside, this is major news for Nashville's latest "hot avenue". Last year, I wrote about the possibility of something big happening at this site, and HG Hill has taken the first steps in making that a reality.

A few weeks ago, HG Hill developers, including CEO Jimmy Granbury, met with the community to unveil their plans for the 7+ acre site that sits on the south side of Charlotte in between the railroad crossing and 40th Avenue N. I was unable to attend the meeting, but Sylvan Park blogger Erin Holt was in attendance and was gracious enough to write about the details on the blog. The planned development will include:

• 14 single family homes (number of bedrooms yet to be decided)

• 13 town homes (these will be two stories and face 40th)

• There will be on street parking, as well as garage access for these homes

• 260 apartments (mix of bedrooms)

• More than 500 parking spaces

• This includes a four-story above ground parking structure, with 383 spaces

• This also includes parking directly behind the retail area

• 15,000 square feet of mixed-use retail space along Charlotte

• A 4,000 square foot space, with proposed outdoor dining along Charlotte

• An 11,000 square foot space with nine apartments upstairs (H.G. Hill said this would be similar to the apartments in Hillsboro Village above the shops by Pancake Pantry

HG Hill still has to jump through all the Metro Council hoops before they can break ground. But assuming all things go smoothly, HG Hill says that they could begin construction next summer with an estimated completion date sometime in 2016. This is a major development for Charlotte Avenue. Apartments planned for remaining tract of TDOT property

This was reported in The Tennessean a few weeks ago, but is well worth mentioning. A majority of the former TDOT property at Charlotte/22nd Avenue was recently purchased by Holladay Properties with plans to redevelop the space into a unique office space called The Sheds.

There remained a small 3+ acre tract on the western edge of the property that was recently reported to be under contract with apartment developer Lincoln Property Co. who has done projects in Nashville such as 12 South Flats and Village Center Apartments.

The article states that the property may close as early as October. While there are no details on the project at this time, Lincoln stated that they are looking to build a 200-300 unit complex.

HG Hill ready to talk about development at Charlotte/40th Ave

For quite some time now it's been rumored that HG Hill has something planned for it's 7+ acre site along Charlotte Avenue near 40th Ave N, and it appears that they're ready to tell the public about their project.

According to an article published in today's business section of The Tennessean, HG Hill plans to develop the property that is on the northwestern edge of Sylvan Heights into a retail mixed-use development with some single family homes/cottages.

HG Hill has yet to release any renderings or plans, but the article states that the development will "wrap around 40th Ave" which gives the impression that the project will be a true urban-style development that fronts Charlotte Avenue.

A meeting is planned for next week at Park Avenue Elementary on Wednesday, Sept 18th at 5:45pm. Jimmy Granbury, CEO of HG Hill, will be presenting their plan to neighbors.

Climb Nashville breaks ground on new facility

Last week Climb Nashville held a ground breaking ceremony for it's new climbing facility on Charlotte Avenue near 37th Ave N. The new gym will be 50% larger than their current home and is scheduled to open next summer. The existing location on Redmond will remain open until then.

OneCity to break ground soon?

Caught this little post on Facebook this evening. Looks like the major mixed use development OneCity may be close to busting out the golden shovels. It was announced earlier this year that Tennessee Orthopedic Alliance (TOA) would be the first major anchor tenant for the new healthcare/tech focused campus. Details as we receive them...
